More and more, people are discovering that vacation rentals offer the value, space, privacy, and convenient amenities that you just don’t find in hotels. Whether you want to spend your getaway in a lakeside estate or a rustic forest cabin, the first thing you must decide is whether you want to book your vacation home through a professional property management company or directly with the owner. What you should know is that the best vacation rental homes are almost always managed by property management companies.  Here's why:

Those who own wonderful vacation homes have invested a lot of time, money, and effort to make their dream of owning a spectacular home away from home a reality. This property is their own private retreat as well as an additional source of income, so they want to keep it as pristine as possible. Since many vacation homeowners live far away from the area where their second property is located, they trust a property management company to keep their home secure, well-maintained, clean, and in good repair.

Those who can afford lavish vacation homes typically have very lucrative and demanding careers. Out of sheer necessity, they often hire a property manager to look after their home because they are too busy to deal with all of the demands associated with renting the home themselves. Although property management companies charge a commission for their services, owners of very high quality homes consider these charges a fair price for what they get in return.

Not all homeowners who want to list their property with a property management company are permitted to do so. Customer satisfaction is a top priority for management companies, and they will not permit rundown & inadequately furnished homes to harm their valued reputation.  Because of this, there is a screening process. Management companies will evaluate everything from the decor, furnishings, amenities, and paint job to the linens, bedding, and towels to determine whether the property is up to par. If a property is determined to be marginal, the owner will get a list of upgrades and improvements that must be made before the property can be listed with the management company. Properties that homeowners refuse to fix and those that are in a state of disrepair are rejected by professional management companies. Often, properties that are turned away by management companies end up being listed on rent-by-owner websites.

There are a ton of sites out there that provide information about vacation rentals, so it’s important to know how to find property manager’s websites.  These are the ones that list professionally managed properties exclusively.  There are a few easy ways to get to these listings:

Google: Make use of this search engine to quickly locate vacation rental management companies serving your destination. If you happen to be traveling to Lake Tahoe, type “Lake Tahoe Vacation Rentals” into the search box to find vacation rental management companies in that area.

VRMA: These letters stand for Vacation Rental Managers Association, and you can find this organization on the web at www.vrma.org. VRMA is an international association, and all businesses must agree to abide by a strict code of ethics before they are granted membership. Once you’re on the site, select your destination from the dropdown menu and you’ll get a list of property management companies.

A sub-par vacation rental can put a damper on your entire vacation.     Interesting article Jeff, but you can find a lot of great homes available direct through the owner on VRBO.com. We rented one this summer in Napa Valley, and loved it!

    Thanks for the comments. I’m glad you had a good experience in Napa Valley. Please understand, I’m not saying you won’t find nice homes offered directly by homeowners. But it’s my contention that professional property managers have the largest pool of quality vacation rentals. Also, sites like VRBO (Vacation Rentals By Owner) have a large number of property listings that are professionally managed. Yes, it’s allowed, and actually encouraged by the owners of the VRBO website. This is a very popular website, and property managers tend to sprinkle VRBO with some of their nicest properties to help generate leads & additional exposure. We currently have 40 properties listed on VRBO.

    Thanks for summarizing many of the advantages of working with a professional property manager for the Owner as well as the Guests. One other reality that might not occur to an Owner is that since we Property Managers work with 1000s of Guests we evaluate whether we would want the Guests to return. No matter how diligently we all work at screening, there are those who are not respectful of a home and we have a list of those we will not rent to again. We have better odds on providing good Guests than the average Owner. Keep up the good work. Judith at aGreatPlaceToStay.net
